The workflow polls your property CRM sheet every minute. Any change to Listing ID, Address, Status, or Price fires the next step automatically.

A lightweight code node classifies the change: price_change, status_change, or new_listing. This routes the update to the correct API call.

Portal API updated via HTTP PATCH request

What listing portals does this work with?

Any listing portal or CMS that has a REST API. The workflow makes a standard HTTP PATCH request with your listing ID and updated fields. Whether you use a custom real estate website, domain.com.au, Zillow, Rightmove, or any other platform with an API endpoint, you simply update the URL and authentication headers in the workflow.

What changes trigger the sync?

The workflow triggers whenever any row in your Google Sheets CRM is modified. The code node determines the change type — price update, status change (Active, Sold, Under Offer, Off Market), or new listing — and routes the update accordingly. You can edit the code node to add or remove change types.

How quickly does the sync happen?

In n8n, the Google Sheets trigger polls every minute by default, so changes sync within 60 seconds. In Make.com, the interval depends on your plan — Free plans check every 15 minutes, while paid plans support faster polling.

Does it work if my portal doesn't have an API?

If your portal doesn't expose a REST API, the workflow cannot push updates automatically. The confirmation email still fires, but the portal update step would need to be replaced. The setup guide covers alternative approaches for non-API portals.
